Basement Assessment and Repair — The Piazza, Fox Hills, Lusail

At The Piazza community in Fox Hills, Lusail, we carried out a structural assessment of the basement ceiling across three blocks (K11, K12 and K13), with a basement area of about 3,600 m². Cracking, concrete spalling, rusted reinforcement, moisture and salt traces were visible on site. We documented the condition with photographs and reviewed the laboratory results: strength, carbonation, chlorides, sulphates and corrosion potential. The concrete proved strong; the deterioration came from water leaking into the concrete and corroding the steel. We divided the ceiling into three zones by severity, set a suitable repair level for each, specified the materials and safety requirements, and prepared the assessment and repair report. Codes used: ACI 318-14, ACI 562-16, ACI 364.1R, QCS 2014 / QCS 2024, and the requirements of the Ministry of Municipality (Qatar).
